    An Asbestos Management Survey Report was carried out in September 2021 and is available on request.

    WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
    The property is sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and any other rights and obligations, easements and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether referred to in the Conditions of Sale or not. According to the Herefordshire Council map for the public access, there is a bridleway running along the poultry driveway to Shobdon unit, it then runs through the grass paddock and out towards Brome Farm.
    There is also a right of way in favour of the neighbouring farm along the driveway to Hangar unit and then in a southernly direction between the poultry sheds and the covered yard via a metal gate.
    Thirdly, there is also a right of way in favour of the farmland adjacent to the sites to a point approximately three quarters along the driveway to the Shobdon unit.

    PLANNING
    There is planning in place to replace all feed bins across both sites and extend the viewing and storage areas in houses 2 and 4 at Shobdon; Planning Permission number 201657.

    TENURE AND POSSESSION
    The freehold of the property is offered for sale with vacant possession on completion.

    TRANSFER OF UNDERTAKINGS (PROTECTION OF EMPLOYMENT) REGULATIONS (TUPE)

    METHOD OF SALE AND LOTTING
    The property is offered for sale by Private Treaty. The property is offered as a whole or in two lots. The vendors would prefer to sell the property as a whole. If the units are sold in two lots, then there will be some splitting of utilities, rights will be provided. Avara will also reserve the right to control the timing of bird placement, so to reduce potential biosecurity risks.

    CONTRACT
    The sites will have a minimum 5 year Contract to Avara. Therefore the purchaser of the site must continue to supply Avara.

    VIEWING AND BIDDING
    Strictly by appointment with the agents. Avara Bio-Security Rules dictate no viewings to be made by persons who have been on a poultry farm in the last 72 hours (Avara suppliers 24 hours).

    It is our intention for all interested parties to view the site during turnaround.

    We anticipate we will go to final offers. Our timescales for this may well be after another crop, which would give prospective purchasers another opportunity to view. This is by no means guaranteed. Any interested parties will need to register their interest with the agents after the initial viewing period.

    Health and safety rules and regulations must be adhered to. Anyone not following these or biosecurity measures will be asked to leave the site.
